Development Site Criteria

Development Site Criteria

Disciplined site selection parameters focused on multi-family affordable housing opportunities across key growth corridors. Every opportunity is evaluated through the lens of local need, neighborhood fit, and lasting benefit.

Acquisition Parameters

Key site selection criteria that guide our evaluation of affordable housing development opportunities.

Geographic Markets

  • Nashville, TN (Greater Nashville Metro)
  • Southeast Florida (Miami-Dade, Broward, & Palm Beach Counties)

Site Sizing

  • Suburban Sites: 10+ Acres for garden-style communities.
  • Urban Sites: 4+ Acres for higher density residential layouts.

Zoning & Density

Pre-zoned land for 200+ units is ideal. Unzoned land evaluated where strong municipal alignment exists.

Note that rezoning adds significant timeline and capital requirements.

QCT / DDA Preference

High preference for Qualified Census Tract or Difficult to Develop Area locations for tax credit basis boost benefits.

Detailed Requirements

  • Path of Progress: In an emerging growth corridor undergoing early-stage revitalization and new development.
  • Key Amenities: Close proximity to major transit corridors, employment centers, retail shopping, and schools.
  • Corridor Visibility: High-corridor visibility is ideal but not essential — our compelling value proposition: brand-new, high-quality units offered at below-market rents are the primary driver for resident attraction.
  • Site Access & Dual Ingress/Egress: Optimal site accessibility featuring dual ingress/egress, satisfying typical municipal egress mandates for developments exceeding 200 units.
  • Utility Infrastructure: Direct access to municipal water, sewer, and electric services.

Qualified Location Preference (QCT / DDA)

High preference

Location Incentive: Highly preferable to be located in a QCT (Qualified Census Tract) or DDA (Difficult to Develop Area). While highly desirable for tax credit basis boost benefits, QCT/DDA status is not strictly required for otherwise strong sites.

Popular Questions

?

What size sites does Ark One target for development?

Suburban sites should be 10+ acres, sized for garden-style or master-planned multi-family communities. Urban in-fill sites should be 4+ acres, tailored for higher density urban residential layouts.

?

Is QCT/DDA status required for a site?

While we prioritize sites within Qualified Census Tracts (QCTs) or Difficult Development Areas (DDAs) to maximize basis efficiency, strictly adhering to these zones is not mandatory provided the site demonstrates robust underlying fundamentals and deal terms.

?

What unit density is ideal for development?

The ideal density is 200+ units on land pre-zoned for this capacity, applicable across both suburban (10+ acres) and urban (4+ acres) community developments.

?

Will Ark One consider land that needs rezoning?

Because rezoning adds meaningful time and expense, as-of-right sites remain our primary focus. That said, we remain open to rezoning opportunities supported by enthusiastic municipal and community partners.

?

Will Ark One consider opportunities outside core geographic markets?

While our primary investment target is the Greater Nashville Metro and South Florida regions, we maintain the operational capacity to execute opportunities across the broader Southeastern United States alongside our development partner, Holladay Ventures.
